Tenant Smashes Landlord’s Head Over Rent Increase From ₦300,000 To ₦1m In Edo

A tenant has allegedly inflicted serious head injuries on his landlord during a violent confrontation over a rent dispute in Benin City, Edo State.

The incident reportedly followed a disagreement over renovation work the tenant carried out in the apartment with his personal funds.

According to accounts circulating online, the tenant had renovated and tiled parts of the property to accommodate his business. However, the landlord allegedly demanded additional payment for the improvements and increased the annual rent from ₦300,000 to ₦1 million

The disagreement reportedly escalated when the landlord confronted the tenant over the alterations made to the apartment.

In a video shared online, the tenant claimed that the landlord slapped him during the heated exchange, prompting him to retaliate by striking the landlord on the head. The confrontation allegedly left the landlord with serious head injuries, although further details about his medical condition remain unclear.

The incident has attracted attention on social media, particularly over the reported rent increment and the disagreement surrounding improvements tenants make to rented properties.

Meanwhile, disputes between landlords and tenants over rent adjustments, renovations and property alterations are generally subject to applicable tenancy laws and agreements.

Although disagreements over rental terms can lead to legal disputes, parties are expected to pursue lawful means of resolving them rather than resorting to physical violence.

Notably, further details about the incident, including whether the police have intervened, remain unconfirmed as of the time of filing this report.
